Premier and Costa Coffee owner Whitbread has agreed to buy the West Smithfield building from training body City & Guilds, the Evening Standard can reveal.
It was previously occupied by butcher Dewhurst. The firm collapsed into administration in 2006, but in its heyday it had more than 1000 UK shops.
Jonathan Langdon, acquisitions manager at FTSE 100-listed Whitbread, said the hotel will have 272 bedrooms.
Advised by JLL, it paid £19 million higher than the guide price set by property agents Daniel Watney and Savills.
Whitbread wants to double its hotel rooms in the capital by 2020.
